Rental Agreement
The full rental agreement for events held at The Belvedere Room.
By submitting a booking request, you ("Renter") agree to the following Terms & Conditions set forth by The Belvedere Room, LLC ("Venue"). Please read carefully before completing your reservation.
Renter must be 21 years of age or older. Renter assumes full responsibility for all attendees, vendors, and invitees present during the event.
Whole Space: $2,000 checkout total — $1,500 room rental + $250 security fee (covers on-site security support staff) + $150 cleaning fee + $100 service fee. Includes full entertainment system, lighting, AV, large-screen TVs, stage, mic, podium, projector, lounge seating, tables and chairs, parking, restroom, and cleanup.
1st Floor: $500 room rental. Includes tables, chairs, ADA-accessible bathroom, and parking.
Payment schedule:
All rentals are booked in four (4) consecutive hour blocks unless otherwise approved in writing by the Venue. Additional hours are available upon request and subject to availability and additional fees.
1st Floor maximum: 50 persons. Whole Space maximum: 150 persons per Baltimore City Fire Code. Exceeding the occupancy limit is a material breach of these Terms and may result in immediate event termination without refund.
All attendees who consume alcohol must be 21 years of age or older. Alcohol service is permitted only in compliance with Maryland law and Venue approval. An alcohol catering fee applies.
No illegal substances permitted on the premises. No smoking (tobacco, marijuana, or vaping) anywhere on the premises. No standing on furniture. No loitering outside the property. All attendees must follow venue staff instructions. Violation may result in immediate removal of the offending party and/or termination of the event without refund.
All sound must comply with the Baltimore City Health Code, Title 9 — Noise Regulation. Quiet hours apply daily: 10:00 PM – 7:00 AM weekdays, 9:00 PM – 7:00 AM weekends and legal holidays. Violations may result in fines up to $1,000 and/or immediate event termination.
Renter is financially responsible for all damages, theft, or excessive cleaning required after the event. Costs exceeding the security deposit will be billed directly to the Renter. The security deposit will be returned within 72 hours of the event, provided all Terms & Conditions are honored and no damage has occurred.
The Venue reserves the right to immediately terminate any event without refund for violations of these Terms, illegal conduct, safety concerns, or non-compliance with staff instructions.
Cancellations must be submitted in writing to thebelvedereroom@gmail.com. The 50% paid at checkout is fully refundable if the reservation is cancelled within 7 days of booking. Cancellations made after 7 days of booking are non-refundable.
Bar and beverage services, AV/Tech support, and (for 1st Floor bookings) on-site security are available upon request as additional charges. These services are invoiced separately based on event size, guest count, and event hours. On-site security support is already included in the Whole Space security fee.

This agreement is governed by the laws of the State of Maryland, Baltimore City.
