Rental Terms & Conditions

By submitting your booking, you agree to the following. Please read in full — this is a binding rental agreement.

  • 1. Eligibility
  • Renter must be 21 years of age or older.
  • Renter assumes full responsibility for all attendees, vendors, and invitees.
  • 2. Rental Fees & Payment Schedule
  • Whole Space rental: $1,500. Checkout total $2,000: $1,500 room rental + $250 security fee (covers on-site security support staff) + $150 cleaning fee + $100 service fee.
  • At checkout: 50% of the $2,000 total ($1,000) is due online to secure your reservation.
  • By day of event, prior to event start: the remaining $1,000 is due. Payments may be made online.
  • Security deposit: $750 (separate and apart from the security fee) is required and must be paid by the day of the event (prior to the event) via cash or Zelle. The security deposit is held against damages, violations, additional cleaning, or breach of these Terms.

  • 3. Rental Term
  • All rentals booked in 4-hour blocks. Contact management at thebelvedereroom@gmail.com or call 410-929-6778 for questions.
  • 4. Occupancy Limit
  • Maximum 150 persons per Baltimore City Fire Code.
  • Exceeding occupancy may result in immediate termination without refund.
  • 5. Alcohol Policy
  • All alcohol consumers must be 21+; may be carded prior to service.
  • Alcohol service in compliance with Maryland law and Venue approval.
  • Alcohol catering fee applies. Venue assumes no liability for alcohol incidents.
  • 6. Conduct & Guest Rules
  • No smoking (tobacco, marijuana, vaping) anywhere on premises.
  • No standing on furniture. No loitering outside the property.
  • No removal of or damage to Venue property.
  • All attendees must follow Venue staff instructions.
  • 7. Noise Compliance
  • All sound must comply with Baltimore City Health Code, Title 9.
  • Quiet hours: 10p–7a weekdays, 9p–7a weekends & holidays.
  • Violations may result in fines up to $1,000 and/or event termination.
  • 8. Damages & Cleaning
  • Renter is financially responsible for damages, theft, or excessive cleaning.
  • Costs exceeding deposit billed directly to Renter.
  • 9. Right to Terminate
  • Venue may immediately terminate any event without refund for violations, illegal conduct, or safety concerns.
  • 10. Cancellation & Refunds
  • The 50% rental paid at checkout is fully refundable if the reservation is cancelled within 7 days of booking.
  • Cancellations made after 7 days of booking are non-refundable.
  • Security deposit will be returned within 72 hours of the event, provided all Terms & Conditions are honored and no damage has occurred.

  • 11. Liability & Indemnification
  • Renter agrees to indemnify and hold The Belvedere Room, LLC harmless from all claims arising from the event.
  • 12. Governing Law
  • Agreement governed by laws of the State of Maryland, Baltimore City.
